EXTERIOR/GROUNDS: This portion of the exam covers the portion of the structure exposed to the
environment, including doors, decks, balconies, stoops, etc. Siding and trim are evaluated for problems and
rot. Flashing around openings are inspected. The condition of painted surfaces is looked at to ensure no
exposed untreated wood is present. Drives and walkways leading to the structure are checked. Furthermore,
the exterior electrical components related to the structure are evaluated during this portion as are the
exterior hose bibs.

Additional site characteristics that may affect the structure are also handled during this portion. Soil slope
around the foundation, retaining walls that may affect the structure, vegetation enchroachment on siding
and soil clearance to wood are all evaluated.

ROOF/ATTIC: This is a detailed exam of the roof covering, including penetrations through it. The roof
covering is examined for type, layers and condition. All penetrations are checked for proper flashing.
Whenever possible and safe, the roof is walked on to get an up close look. While examining the roof, the
drainage system, including guttering, is examined as well.

After the roof, it's off to the attic. Proper insulation depth is evaluated. The space is checked for proper
ventilation. The areas of penetration and other areas are checked for any leakage.

STRUCTURAL: The structural inspection includes items that ensure the home remains standing. The
foundation, basement/crawl space, structural framing and beams and posts are all evaluated. The structural
wood components are evaluated for rot where suspected.

INTERIOR: During this portion all floors, ceilings and walls are inspected, excluding finish coverings.
Doors and windows are checked for operation and deficiencies. Stairways, including handrails and baluster
spacing, are all checked. Garage doors and opener operation are checked.

FIREPLACES/SOLID FUEL BURNING APPLIANCES: When applicable, this evaluation is included.
Chimneys are checked for proper height and signs of instability. Proper fire safety clearances are looked at.
Operational dampers and operation of any gas valves are included as well.

HEATING SYSTEM: The installed heating equipment is inspected. Vent systems and flues are checked for
proper installation. Filters are checked. The system is operated to ensure proper function.

AIR CONDITIONING: Installed central air conditioning and through-the-wall systems are checked for
proper installation. Air temperatures are measured and evaluated to determine if the system is performing
as intended. Air conditioning lines and penetration points are checked.

ELECTRICAL: The elctrical service is often a sensitive area for home buyers. The electrical section of the
inspection is in-depth. The incoming service is evaluated for proper installation and clearances. All
accessible panels are opened up. The conductors are checked for proper sizing, installation and type. All
GFCIs are operated to ensure proper function. Outlets and all light switches are operated. Outlets are
checked for correct wiring and grounding when applicable.

PLUMBING: The plumbing includes gas piping, water supply, waste disposal and venting piping.
Components are evaluated for proper support. Water and gas shutoffs are identified. The water heater and
any associated fuel supply and venting components are inspected. Functional flow, proper water pressure
and functional drainage are all evaluated. Any sump pumps present are tested and the associated piping
checked for correct installation.


*THE ITEMS LISTED HERE ARE JUST A BRIEF OVERVIEW OF THE GENERAL HOME INSPECTION. THE INSPECTION IS VERY THOROUGH, TAKING
